Created a management company setting for Guest Payment feature control. The setting is located in: Settings > Interfaces > Vantaca Pay > Allow Guest Payments. The setting defaults to enabled and can be modified by management company employees with appropriate permissions to control the feature access across all associations. Note: This is in preparation for the Guest Payments feature which will be released shortly. |

Association-Level Guest Payment Setting: Disable Guest Payments Available: September 18, 2025 |
Created an association-level setting for Guest Payment feature control. The setting is located in: Association > Settings > Vantaca Pay > Disable Guest Payments. This setting follows model association inheritance rules and is only available when the management company has enabled Guest Payments (with the setting above). Note: This is in preparation for the Guest Payments feature which will be released shortly. |

Enhanced ARC Request Account Selection Available: September 18, 2025 |
Enhanced the ARC Requests account dropdown for homeowners with multiple merged accounts. The dropdown now displays in an Association Name - Address - Account Number format instead of just the address, helping homeowners clearly identify which account they are submitting requests to. Guest Payment Bank Register Integration Available: September 18, 2025 |
Guest Payments will now display consistently in the CMP Bank Register, matching the behavior used throughout other areas of Vantaca for proper financial tracking and reconciliation. Note: This is in preparation for the Guest Payments feature which will be released shortly. |

New Vantaca Pay Restricted Account Report Available: September 18, 2025 |
Built a new Restricted Account Report providing management companies visibility into restricted association accounts based on Stripe statuses. Includes Association name, Status, Date Restricted, Restrictions type, and Reason for Restriction. |

Budget by Fund Report
|
Created a new Budget by Fund report that separates budget information by individual funds. The report creates separate pages for each fund, with funds ordered by their fund order number from lowest to highest. The operating fund displays using the name defined in association settings, and fund formatting matches the income statement approach. Each fund's data is completely isolated on its respective page, and funds with no data are not displayed. To view this report from the Reports menu, users must have the View permission enabled for the Budget by Fund report. For more information, see the "Types of Reports" article. |
| Approved Annual Budget Report | Created a new Approved Annual Budget report that shows approved budgets for the next fiscal year. The report compares the current fiscal year budget by GL account to the approved budget for the next fiscal year. It includes a variance column that shows increases or decreases across fiscal year budgeted amounts. To view this report from the Reports menu, users must have the View permission enabled for the Approved Annual Budget report. For more information, see the "Types of Reports" article. |
| Homeowner Recurring Payment Report for Vantaca Pay | Added the new Homeowner Recurring Payment report to Reports > Vantaca Pay that displays all homeowners currently enrolled in recurring payments through Vantaca Pay. The report can be filtered by association and exported to CSV/Excel formats for further analysis and record-keeping. For more information, see the "Types of Reports" article. |

| GL Trial Balance Fiscal Year Calculation | Fixed an issue where the GL Trial Balance report was calculating ending balances based on the last fiscal period regardless of the time period selected. The report now correctly includes all transactions within the specified date range, ensuring accurate ending balance calculations for both fiscal year and calendar year reporting periods. | Calendar Event Generation for Long-Interval Recurring Events | Fixed an issue that prevented calendar events with recurring intervals greater than one year from generating associated action items. Events set to repeat yearly with intervals of 2+ years now properly trigger action item creation according to their recurrence rules. The system now correctly processes recurring calendar events regardless of interval length, ensuring consistent action item generation for all calendar-based workflows. | Rent Auto-Renewal Frequency | Fixed an issue where rent charges configured for auto-renewal were not preserving the original charge frequency when creating new charges. Previously, annual rent charges were incorrectly defaulting to monthly charges during the auto-renewal process. The system now properly preserves the original frequency setting when generating renewed rent charges. |
Permission Bug Not Allowing Users to Access Manage Mobile |
Fixed a permission issue that prevented Global Admin users from accessing the Manage Mobile app when the client was not using the Management Company association type. Users experiencing this issue could log into the Manage Mobile app but would see zero associations available, effectively preventing them from using the application despite having proper permissions. Users with Global Admin roles can now access the app and view all associations they are authorized to manage, restoring full mobile functionality for property inspections and management tasks. |

New Feature: Guest Payments
Available: September 25, 2025
Guest Payments allows homeowners and tenants to make one-time payments without creating an account or logging into Vantaca Home. This streamlined payment option eliminates barriers for quick payments while maintaining security through account validation.
This feature is ideal for users who need convenient payment access:
- Homeowners without accounts or in a hurry: Property owners who haven't created Vantaca Home accounts or want to make quick payments without logging in
- Tenants: Renters who don't have access to the property owner's Home portal account
- Family members: Parents or relatives helping with HOA payments
- Property managers: Third parties authorized to make payments on behalf of property owners
When you click the new Pay Now navigation option to make a guest payment, the Make a Payment screen opens, and you only need three pieces of information for validation:
- Account number
- Email address
- Property zip code
Important: Settings must be enabled at both the management company level (by Vantaca) and association level (by the management company) to make guest payments available. Vantaca Pay must also be enabled for the association.

New Functionality: Home Mobile Push Notifications
Available: September 12, 2025
The Vantaca Home mobile app now supports push notifications for payment due reminders. Homeowners receive automated notifications on payment due dates and can tap to go directly to a prefilled payment page.
A new Settings > Allow Notifications toggle allows them to enable or disable push notifications, with device-specific preferences and OS-level permission integration.
A streamlined payment process with one-tap access reduces missed payments and improves collection efficiency while giving homeowners full control over notification preferences.
Push notifications will be available for other types of reminders in the future.

| Communications Page Portal Configuration | Added a new Communications page configuration option to Management Company Settings > Portal Pages. Management companies can now control whether the Communications page is available across all associations and customize its content. The configuration includes Is Live and Is Default checkboxes, a rich text editor for body content, and read-only fields for page path and title. |

New Functionality: Enhanced Pending Charges Management and Job Details
Manage Pending Charges
Revenue Manager now lets you add, edit, and remove pending charges directly through the Pending Charges Detail screen. Access this screen from any Pending Charges link in the Admin Fees table.
You can now:
- Add charges directly through the interface
- Edit pending charges inline before posting
- Remove individual charges as needed
- Bulk select and modify or remove multiple charges
- Export pending charges to Excel
Note: You can only add charge types configured in your contracts. Import functionality remains available for bulk operations.

Jobs Page
Revenue Manager now includes a Jobs page to monitor charge generation and posting job execution with real-time status updates.
Navigate to Revenue Manager > Status > Jobs where you can view current and historical jobs.
Use this page to:
- Monitor job status for admin and management fee processing
- View results by association
- Track execution with visual status indicators
- Export job results to Excel
- Filter and sort job history
Click an Association Count number to open the Job Details screen for even more detailed results.

| Select All Functionality | Replaced the Select dropdown with a Select All checkbox in Billing tables. When no filters are applied, and you enable the Select All checkbox, it selects all items across all pages. When filters are applied, only filtered items across all pages are selected, giving you precise control over bulk operations. For details see the "Revenue Manager: Billing" article. |
Manage Mobile App

New Feature: Maps
The Vantaca Manage mobile app now has a Maps feature that provides a visual interface for navigating association properties. Maps help you quickly locate properties, identify violations and work orders at a glance, and take action without searching through property lists.
Key features include:
- No new permissions or settings are required – if you have access to an association, you can view its map.
- Available in Offline mode. Complete inspections even when you don't have cellular or Wi-Fi connectivity. For more information about Offline mode, see the "Vantaca Manage App: Inspections" article.
- Maps are not tied to a specific action, so you can access them whether you're starting an inspection or just browsing properties.
- Search by property address or homeowner name.
- Easily recenter the map if you get off track.
- High-contrast icon system for outdoor use.
- Integration with existing inspection and property management workflows
Important: Maps are currently available for iOS only. Android functionality is coming soon.
